What Is a Roof Inspection?
A roof inspection is an objective examination of the condition of your roof. It is performed by a qualified professional who will look for any signs of damage, wear, missing shingles, or other problems. The inspector will also assess the condition of the gutters, flashing, and other components of the roof system.

The roof inspector will also check for cracks, crumbling grout, and cracked chimney caps. Proper attic ventilation is also essential because improper ventilation can cause excessive heat and moisture to build up in the attic, leading to many issues.
Once the inspector has made a list of all the issues, they may also provide you with a quote to repair the problems. However, it is important to discuss if the repairs they are quoting are permanent or to prolong the life of your roof.
What Are Roofing Estimates?
The roofing contractor provides an estimate or quote after they have figured out the scope and extent of roof repairs to be carried out. People requesting an estimate often want to know how much it will cost to get the damage to their roof repaired or even their roof replaced.
When calling for an estimate, you can also ask specific questions about the cost. For instance, there may be a section of the roof that requires reroofing. Ask the roofer how much they will charge per 100 square feet of shingles. This is referred to as a square and it’s the unit of measure roofers use in bidding on a roofing job.
However, without a formal and thorough inspection, the estimates are just “estimates.” What you end up paying will depend on the price of raw materials, labor, and extent of work or repairs needed.
When Do You Need Roof Inspections?
You can ask for an estimate from a roofing contractor if you know the extent of work needed. However, if you are unsure, you will need to ask for a professional inspection.

In many cases, the insurer covers the bill for any repairs, but some insurers will turn down a homeowner’s request or will not renew the insurance policy if the roof is over 15 years old. Others will require that homeowners compile a detailed inspection report.
The only way to keep your home insured is to ensure that your roof undergoes routine maintenance. Ideally, the maintenance should be conducted annually, and inspections are a big part of that. If visible damage is discovered, it must be repaired. Issues like missing shingles, cracks, and leaks should be addressed immediately.
